The personal Right:


In essence, a personal right, often referred to as a "claim right", represents a property relationship between two subjects (individuals or legal entities) where the first party is obliged to fulfill a property benefit in favour of the second.


The Real Right / The Property Right


Real property is land as well as any permanent fixtures that are attached to that land, such as houses, barns, trees, ponds, wells, etc. 

Real property includes the land itself, but also includes a set of certain legal rights conferred on the property owner, including the right to own, control, dispose of and freely enjoy the property.

For the real right to be implemented, the property must meet certain legal requirements: it must be registered in a public registry and have a legal history i.e.  fixed documented records of the transfer of ownership.

What can be done with Jungle Estate NFT (JE_NFT) after purchase?

The process of formalizing land ownership through a notarial deed and updating the owner's record in the public registry of Peru involves the burning of your JE_NFT.

Ownership of land by foreigners is recognized as a real right under Peruvian law.

The Jungle Estate NFT collection offers land plots for sale exclusively in the Peruvian jungle, in full compliance with the legal framework of the country.

In accordance with the national legislation of the country and the regional law of the Loreto region, foreign individuals can acquire and own land without hindrance. 

To fulfill these conditions, foreigners must hold a valid legal status in the country, which includes either a tourist visa or an active visa-exempt "tourist" status, and complete the process of signature legalization on the online platform.

Documents for the land plots


All land plots associated with the Jungle Estate NFT have undergone a comprehensive legal review.

They have a well-defined legal and environmental status and are fully compliant with both local and national laws. 

All plots are registered in the cadastre, have records in the National Supervision of States Registries (SUNARP), and do not have any contested issues related to ownership.

Proof of ownership – the documentation package for each plot includes:

  • Certificate of Ownership, which includes information such as plot coordinates, area and map of the plot, along with details of the most recent and sole owner;
  • Relevant registration with local notaries and government agencies;
  • Certificate of payment of property tax.

How to choose a land plot?

Each Jungle Estate NFT design includes specific details about each plot: the lot's name corresponds to its entry in the public register, the plot's cadastral number of the plot, hectare measurement, configuration, and coordinates.

You have the option of physically visiting the plot or requesting a video recording/ transmission from the location through our regional partner.

Reserve – Carbon farm

Currently, Peru is actively supporting ecological projects, particularly through the Servicio Nacional de Áreas Naturales Protegidas por el Estado (SERNANP), which has established an online platform for submitting applications to convert land into private reserves. 

This significantly reduces the potential for corruption and includes various parameters, including an 'entry threshold' in the form of a minimum area for the areas to be considered. 

According to the requirements, the territory's area must be at least 100 hectares, so that all the plots offering JE_NFT are grouped together in a single area.

Once you have purchased one or more JE_NFTs, the corresponding parcels of land (which may potentially belong to you) are included in the registry for establishing a private reserve, and subsequently for a carbon credit license.
